  • Flagged ≠ serious. Every old home flags issues; the copper bar is what drives cost and risk.
  • The big-ticket trio: foundation, HVAC, and aging cast-iron/galvanized pipe carry the most severe findings.
  • Rarely severe: attic insulation, gutters, appliances, drainage — budget for them, don't panic.
  • For sellers: a pre-listing inspection turns surprises into disclosures.

Severe = engineer-level foundation, a safety hazard, an end-of-life/unsafe system, an active leak/damage, a repipe/sewer recommendation, or termite damage. Cost ranges are typical Austin estimates for context, not quotes. Photos are inspector field images from the reviewed reports. All figures aggregated & anonymized — no finding is linked to any address or owner. n=22 of 27 searched; directional, not a citywide study or a substitute for a qualified inspection.
